Gaia Horizon
A Maremma prototype
for regenerative retreats
Gaia Horizon is a modular regenerative village concept based on 3D-printed living units, off-grid infrastructure, woodland integration and a shared social hub.
The first Gaia Horizon prototype is being evaluated on a 44-hectare estate in Scansano, in the Morellino hills of Southern Tuscany, as a controlled demonstrator adaptable to selected landscapes and development scales.

The first Gaia Horizon prototype is being evaluated in the hills of Scansano, in Southern Tuscany, within the Maremma area of the Province of Grosseto.
Located in the territory of Morellino di Scansano, the estate offers a natural and authentic setting for testing the Gaia Horizon model: low density, landscape integration, 3D-printed homes, off-grid infrastructure and a Common Hub designed as the social and operational heart of the retreat.
The site is associated with Fattoria Petreto, a rural estate of approximately 44–46 hectares with sea view, including woodland, agricultural land and existing rural buildings to be assessed within the preliminary design and due diligence process.
Set at approximately 500 metres above sea level, the estate benefits from open views toward the sea, creating a distinctive condition between inland retreat, hillsidelandscape and coastal horizon.
The project is currently subject to preliminary technical, urban planning, landscape and feasibility assessment.
